Planning to get a health/ accident insurance to cover the ever increasing medical cost. My concern are some plan is for up to 70 years only, insurance don't pay the claim fully etc.

From what i understand, the return on property investment is calculated as follow:

Return (%) =
Annual rental yield x 100%
----------------------
Property price

For simplicity sake, assume property price is RM100K, downpayment = RM10K, loan amount = RM90K at 6% interest,
rental income = RM500x12 months= RM6K

Return ROI = 6000 / 100,000
= 6%

But if we were to factor in the loan interest rate, wouldn't this make the return to 0%?

I'm confused here, but is this the correct formula for return on investment?

I'm just curious about the extra prepayment concept to reduce loan interest.

Let say I need to pay RM1K via standing instruction (SI), which is debited from my loan account. If I pay RM1200 in a month, how does the RM200 reduce the interest or principal of the remaining loan?

This is because the SI is already fixed at RM1K right, how the bank know I pay RM200 extra?

Puchong is dead?

With so many apartments and houses in Puchong, is it really feasible to invest in that area?

I have a friend who have fail to sell his apartment, even though it is below market price by RM10K!!

Another one fail to rent out his apartment. What's wrong with the area? Is it anything to do with the toll hike?
