planning to buy a house with market price rm 500k but i want to borrow only 200k
while my parents will pay 300k

do you think this is possible? given the collateral is more than my loan amount.

Share price has rebounded, breaking downtrend. As Najib is going to succeed Abdullah in March, they could be one of the darling, if the rumour that they are buddies are real.

What worth a look?

1. Tan Sri Dato' Tan Kay Hock holds 48.92% of Johan Holdings Bhd. His wife, the group managing director, Puan Sri Datin Tan Swee Bee has a direct interest of 12.46% and deemed interest of 41.62%.

2. Tan Sri Dato' Tan Kay Hock is a Member of the Iskandar Regional Development Authority (IRDA).

3. Tan Sri Dato’ Seri Dr Ting Chew Peh is the Independent non executive director. He has directorship in Pan Malaysia Capital Berhad (PMCAP), Pan Malaysia Corporation Berhad (PMCorp), Puncak Niaga Holdings Berhad, Complete Logistic Services Berhad and Hua Yang Berhad.
He was also a Parliament Secretary (Ministry of Health)(1988 - 1989), Deputy Minister (Prime Minister's Department)(1989 - 1990) and Minister of Housing and Local Government (1990 - 1999) and Secretary-General (Malaysian Chinese Association) (MCA), (1990-2005) .

6. Johan & George Kent. George Kent (Malaysia) Berhad is a Mechanical & Electrical (M&E) engineering leader with a long and proud history in Malaysia. The company was first established in Penang in 1936 as a service branch of its then parent company, George Kent Limited, Luton, United Kingdom. George Kent provides a comprehensive range of water related products equipment designed for a variety of applications in various industries. In addition, it also provide a host of water and water related services. Core business is water industry, water infrastructure.

7. Tan Sri Dato' Tan Kay Hock is also the Chairman/Non independent non director in George Kent (Malaysia) Berhad. He has a direct and deemed interest of 49. 59%. PMCorp and MUI has a deemed interest of 10.13% in GKent as well.

1. Feng shui - Chinese in particular, wants to buy property with good Feng shui in believe that they will receive positive Qi, which will help them to do good in their business and family. House number is one.

2. Rennovation - Is the current rennovation suit your living style? The amount of redo might cost you a fortune, or otherwise save you a lot. It also determines, in some way, the resale value of property.

3. Purpose - Investment or own stay. For investment, rental yield and maintenance fee are things to consider.

4. Property type - landed or apartments ? Apartments / Condos need to pay management fee and the utility bills are higher. For investment purpose, location and rental yield as well as resale market are the considerations.

5. Market condition - We are in low interest rate environment with deteriorating economy condition. Banks are not willing to give out loans, or giving out loans to selective location, it will dampen the demand of the properties. All these factors would lead to lower property price. Still, it is many depends on the property location.

6. Target preference locations and areas and be patient for availability.

Of late, Temasek has become substantial shareholder of WCT, EPF has acquiring WCT's share aggresively from the market. Meanwhile, WCT has built up its reputation in middle east. Looking at the parties that involved in Nusajaya projects, would WCT stand a chance to grab any contract from Nusajaya, if not this Legoland project ? Najib met Hsien Loong in Peru and came to an agreement to develop Nusajaya, looking at the shareholding of EPF, Temasek, and reputation of WCT in middle east (Iskandar is trying to entice investment from middle east), again, would WCT stand a chance to grab any projects in future ? [dislaimer: I am not spreading rumours and not asking you to buy WCT, you should do your own homework before doing any investment !]
