What will you, as the new owner, do first?

I thought of some possible things to do, but which comes first?
1. Go see the condo unit
2. Go talk to management, make arrangement...etc
3. Apply utilities
4. Clean up the place (for non-renovation)
5. Start moving in

Are there steps that I miss out?

so far, i started working in the company when the economy is not too good, therefore, i haven't had one; i would prefer if the trip is one day trip instead of having to stay overnight (if there is one)....dun really enjoy this kind of activities...

I have no interest speaking to them on their finances, cos they won't listen and they might think i am after their monies....so, best to shut up

and, i have no interest in sharing with them how i manage my finances....bcos no matter what i do wit regards to my finances, they think they r the best in managing - although the fact is tat they are saddled wit debts

How long takes for developer verify owner

I bought a condo unit without strata. My lawyer told me that they have faxed a letter to the developer to check the actual ownership of the condo unit. Usually, how long it will take for the developer to verify this? Btw, my lawyer says that if the developer is late is responding, the 14 days can be extended.

Now, it seems like waiting for the developer to respond. Should I still call the lawyer everyday within the 14 days? What else should I ask when I call the lawyer up?

I want to ask how the 14 working days start calculated.

Is it on the day booking fee is paid and based on the date of the booking receipt?
Or, is it when the buyer's lawyer received the previous S&P, trust deed and owner's IC from the seller's lawyer?

Credit card never activated, account still exist?

I have this direct access card, which I no longer use. I did not activate the card earlier this year when they sent me one. If that is the case, does my account still exist? I don't want to be charged the RM 50 service tax. Do I need to cancel the account even though I never activated the card?

When to pass the money to the lawyer?

At the point of signing s&P, a total of 10% of the property agreed price has been paid.

If let's say I take up, 60% margin of finance, I have another 30% to fork out. When is the point where I need to pass this 30% to my lawyer (since the 60% loan amount will be disbursed to the lawyer)?

(1) for your service, do you come to us or we go to you or we meet in the bank?
(2) for new loan, what are the types of documents needed? how can we entrust our documents with you? (especially if we don't meet at the bank)
(3) are you just representing one bank? or more?
(4) do you arrange lawyer for us?

Signing of letter of offer and S&P

Does the buyer and seller actually meet each other during these procedures?

I think, so far, it is the case that when signing of letter of offer (or offer to purchase), it is the buyer who signs first, then the agent gets the seller to sign. In the mean time, the agent will give the buyer a booking receipt

then, when comes s&p, won't the seller and buyer actually meet at the lawyer's office?

Have u got any idea?

Should I talked to the landlord above once I signed the S&P or after I moved in?

And, if I am not mistaken, cost can either me shared or I fully bear it?

Inefficient co-worker backed by the superior

What can u do when you have an inefficient colleague - delay jobs, wasting time surfing net, - but backed by the direct superior? Bcos she does things last minute, colleagues end up doing more than her. The direct superior doesnt do anything about it.

Should tis be reported? And, to who should tis be reported? what's the risk for doing so?
