            <title>[WTA] Lighting point &amp;amp; installation, Need advice</title>

            <description>Hi,&lt;br /&gt;&lt;br /&gt;I got a quotation for new downlights wiring = RM60 and downlight installation (Includes cutting a hole at the plaster ceiling) = RM10.&lt;br /&gt;&lt;br /&gt;My question is : Eg. My Living room.&lt;br /&gt;&lt;br /&gt;I have 2 lighting points wiring already given by the developer and will need another 2 more lighting points. The the existing lighting point will have to be repositioned.&lt;br /&gt;&lt;br /&gt;The electrician told me that he&amp;#39;ll connect wiring to the existing points to make it longer so that it can reach the spot where I want it to be.&lt;br /&gt;&lt;br /&gt;The price for that repositioning (Adding longer wires) is RM30.&lt;br /&gt;&lt;br /&gt;I&amp;#39;m wondering is that how other electrician charge? The job is just adding additional wires to make it longer.&lt;br /&gt;&lt;br /&gt;I find that a bit expensive.&lt;br /&gt;&lt;br /&gt;Any advice?&lt;br /&gt;&lt;br /&gt;Thanks in advance&amp;#33;</description>

            <description>I m looking at the double terrace hse at puchong. &lt;br /&gt;&lt;br /&gt;An agent offer me 260k, 4 years old (totally new house),  20x 60, 3+1 br, not sure which phase of the putra prima. Is it worth to buy? &lt;br /&gt;&lt;br /&gt;If i buy this new house (no lighting, no gate/grills, never renovate...), hw much should i spare before i moving in? Planning to renovate for the kitchen (like install d kitchen cabinet, changing flr tile). &lt;br /&gt;&lt;br /&gt;If i really decide 1 2 buy, wat is the next step should i do?</description>

Go see the condo unit&lt;br /&gt;2. Go talk to management, make arrangement...etc&lt;br /&gt;3. Apply utilities&lt;br /&gt;4. Clean up the place (for non-renovation)&lt;br /&gt;5. Start moving in&lt;br /&gt;&lt;br /&gt;Are there steps that I miss out?</description>

            <description>Several of my friends recently make their first home purchase with highly efficient and customer oriented realty agents but when it comes to legal matters they had really nightmare dealing with the lawyers; making the purchase a very pathetic experience.  &lt;br /&gt;&lt;br /&gt;Having to read about numerous threads here, many of our forumers do go through the same headache. Even the appointed lawyers by the lender or developer don&amp;#39;t perform their job to satisfactory. I don&amp;#39;t think we deserve such bad service as we pay a highprice for the legal fee. &lt;br /&gt;&lt;br /&gt;I bet not to face the same drama hopefully any good souls can recommend me good lawyers specialize in residential purchase base on your past purchasing/selling experience.  &lt;br /&gt;&lt;br /&gt;Buying a property is one big event of life and I don&amp;#39;t wish to end up getting frustrated.</description>

            <title>Freehold VS Leasehold, Gain VS Loss?</title>

            <description>As title stated,&lt;br /&gt;&lt;br /&gt;My friend going to buy a leasehold property in Puchong and budget is &amp;gt;RM 380k.&lt;br /&gt;&lt;br /&gt;What my friend said about leasehold:&lt;br /&gt;&lt;br /&gt;1.) Cheaper and up to his budget/installment&lt;br /&gt;2.) Leasehold up to 99 years...definitely sufficient &lt;br /&gt;&lt;br /&gt;What I said abt leasehold:&lt;br /&gt;&lt;br /&gt;1.) Value will drop &amp;gt;10%~20% (min) after 20 years&lt;br /&gt;2.) The leasehold property was bought by some investor seeking for instant money...value is inflated at least Rm 50k&lt;br /&gt;&lt;br /&gt;My thought:&lt;br /&gt;&lt;br /&gt;1.) Why not scratch the installment period longer and opt for freehold property?&lt;br /&gt;     &lt;br /&gt;      Problem is:&lt;br /&gt;&lt;br /&gt;      The interest definitely become heavier but at the same time will the freehold property off set against the impairment of the leasehold land?&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Really need need advice from property guru...please advice</description>
