[WTA] Lighting point & installation, Need advice

Hi,

I got a quotation for new downlights wiring = RM60 and downlight installation (Includes cutting a hole at the plaster ceiling) = RM10.

My question is : Eg. My Living room.

I have 2 lighting points wiring already given by the developer and will need another 2 more lighting points. The the existing lighting point will have to be repositioned.

The electrician told me that he'll connect wiring to the existing points to make it longer so that it can reach the spot where I want it to be.

The price for that repositioning (Adding longer wires) is RM30.

I'm wondering is that how other electrician charge? The job is just adding additional wires to make it longer.

I find that a bit expensive.

Any advice?

I m looking at the double terrace hse at puchong.

An agent offer me 260k, 4 years old (totally new house), 20x 60, 3+1 br, not sure which phase of the putra prima. Is it worth to buy?

If i buy this new house (no lighting, no gate/grills, never renovate...), hw much should i spare before i moving in? Planning to renovate for the kitchen (like install d kitchen cabinet, changing flr tile).

If i really decide 1 2 buy, wat is the next step should i do?

What will you, as the new owner, do first?

I thought of some possible things to do, but which comes first?
1. Go see the condo unit
2. Go talk to management, make arrangement...etc
3. Apply utilities
4. Clean up the place (for non-renovation)
5. Start moving in

Are there steps that I miss out?

Several of my friends recently make their first home purchase with highly efficient and customer oriented realty agents but when it comes to legal matters they had really nightmare dealing with the lawyers; making the purchase a very pathetic experience.

Having to read about numerous threads here, many of our forumers do go through the same headache. Even the appointed lawyers by the lender or developer don't perform their job to satisfactory. I don't think we deserve such bad service as we pay a highprice for the legal fee.

I bet not to face the same drama hopefully any good souls can recommend me good lawyers specialize in residential purchase base on your past purchasing/selling experience.

Buying a property is one big event of life and I don't wish to end up getting frustrated.

i did ask some real estate agent. they have no clue

Freehold VS Leasehold, Gain VS Loss?

As title stated,

My friend going to buy a leasehold property in Puchong and budget is >RM 380k.

What my friend said about leasehold:

1.) Cheaper and up to his budget/installment
2.) Leasehold up to 99 years...definitely sufficient

What I said abt leasehold:

1.) Value will drop >10%~20% (min) after 20 years
2.) The leasehold property was bought by some investor seeking for instant money...value is inflated at least Rm 50k

My thought:

1.) Why not scratch the installment period longer and opt for freehold property?

Problem is:

The interest definitely become heavier but at the same time will the freehold property off set against the impairment of the leasehold land?

Really need need advice from property guru...please advice

Located at Jalan Kepong, near Metro Prima,Jusco Kepong or opposite Carrefour Kepong.
Crowded population by apartment's surrounding.

asking for 630k nett.

market rental at Rm 2.8k - 3.2k.

i looking for investment purpose,but the problem is the leasehold will cause me a problem when i sell may be 10 years later.

It left 85years from the Geran, resell value will drop when it getting lesser?

I"m currently looking for a place of my own with my fiance. The thing is that my budget is only 150K. I'm looking for a place that is near by LRT about 5 to 10 min walk away and has amenities such as restaurant's nearby,a place preferably about 900+ sft,Freehold, has at least 2rooms and 2 bath,clean & safe environment and has a high resale potential + in KL . Hi, We're a newly wedd couple and currently staying in a condo at setapak area that we bought 3 years ago with 230K price tag. Currently the condo is value at 265K and our outstanding loan is 190K. We planning to have kids next year therefore there are plan to sell our current condo and move to a landed property. I need advice on:

1. Any area which is in the middle of KL n PJ because i work in PJ and my wife work in KLCC.
2. Any landed property that i can buy with the budget of 450K around that area.
3. Or should i continue to stay in current condo for few more years?

Hey i am very confused. Came across one basic unit lower floor, freehold, 850sq ft with strata title, 1 carpark and full condo facilities. Security is good. The price only rm174k and last i check others already shoot up to rm250k and above. Is it good buy for investment? Please advise.

I want to put tiles on my balcony and I want to make sure it is water proof to prevent water leakage to the car porch below.

Normally what the materials I need and how to do it?

Is it we need some chemicals (milk alike) to put on top of the cement? Or need some glue on the tiles?
